What we will do for you

Our mainstream service for clients is to act on your behalf for the purpose of arranging and advising mortgages (both residential and buy-to-let)

We offer a comprehensive range of mortgage products from across the market. We offer first charge mortgages, but not deals that you can only obtain by going direct to a lender.

We will complete a detailed fact find so we can understand your circumstances, specific needs and objectives to determine if these services are suitable for you. You will receive a copy of the fact find for your records.

We will then undertake research in order to provide a personal recommendation and related information relevant to your individual circumstances. If, after due consideration you would like to accept any or all of our recommendation(s), we will provide you with a suitability report and subsequently apply for a mortgage on your behalf. We require our clients to provide written or verbal instructions to proceed.

Our dedicated mortgage administration team and mortgage advisers will oversee your application and communication with the lender and associated parties including your solicitor in order to progress your application. They will keep you updated on any issues and progress to assist you with ensuring completion of your application.

During this process you will receive a copy of the mortgage offer from the lender for your records. Please ensure this is reviewed before exchange of contracts. Brookson Financial will not be held liable for any delays incurred in the processing of your mortgage application that are caused by the lender, but we will work hard to resolve any issues that arise with the mortgage lender.

Details of your cancellation rights can be found within the Client Agreement provided to you at initial consultation.

How we are remunerated

Our mortgage fees may vary but an example of our usual fees for establishing your needs, undertaking research and making a recommendation payable on full application will be between £295 to £895 depending on your circumstances – please note a discount may be applicable for Brookson clients.

The actual fee applicable will be confirmed in the Client Agreement provided to you.

If you choose to proceed with our recommendation and the mortgage application ahead, we will also be paid commission from the lender for arranging the mortgage on your behalf. The amount of commission we receive varies from lender to lender. Information about the range of commissions available to us from the mortgage products we recommend is available on request.

All cheques should be made payable to the respective lender, unless it is payment for our Fees described above.

How we are regulated

Brookson Financial are regulated and authorised by the Financial Conduct Authority (FCA reference 179752)

Consumer Buy to Let mortgages are regulated by the Financial Conduct Authority. All other Buy to Let mortgages are not regulated by the Financial Conduct Authority.

Record keeping/GDPR

We keep records of all our business transactions for a minimum of seven years.

You (or your agent) may inspect contract notes, vouchers and entries in books (whether kept manually or electronically). We treat all our clients’ records as confidential (even when you are no longer a client), so we reserve the right to give you copies of your particular records rather than allowing access to files containing records about other clients.

You have rights of access under GDPR to your personal records.

The Data Protection Officer (Compliance Dept) details: For the purposes of the Data Protection Act 1998, the Data Controller in relation to any personal data you supply is Matthew Fryer.

Credit checks

As your adviser, we reserve the right to discuss your personal circumstances with any lender/provider in order to determine the most appropriate product for your needs.

We or the lender/provider may undertake a credit check upon receipt of your mortgage application, or in some cases before an application is submitted, to enable the preparation of an “Agreement in Principle”.

We will seek your permission before this credit check is undertaken. This check may be registered as part of your credit record.

The lender may also supply information to a Credit Reference Agency regarding the way your account is managed.

This check is required in order to verify your identity in accordance with Anti-Money Laundering regulations.

No mortgage offer will be produced until such verification has been obtained.

Data sharing

Brookson Financial Ltd is a subsidiary firm of the Brookson Group. Therefore, from time to time we’ll tell you about new services from the Group companies. You can choose not to receive this information when you engage with us during the arrangement of your mortgage. We may also want to provide you with related information from third parties that we think may be of interest to you or whose products or services may be of interest to you.
